Whiteburn acquired this centrally located 6 storey former RBS office building in 2012. 100 is five minutes walk from Queen Street station (across Buchanan St) at the eastern end of the CBD, surrounded by restaurants, cafes and shops – ideally placed for today’s urban workforce.

100 is robust – built in late 1980’s post-modern style, with stone-clad bay window frontage, concrete frame/ waffle slab construction. But with poorly sited toilet cores, it was nearing the end of its first institutional leasehold – and severely hampered by a dozen steps up to the front door.

The Project

Whiteburn saw the opportunity to strip 100 back to its internal frame and walls, drop the ground floor to make the entrance fully DDA compliant, re-site the toilets and totally replace the services.

Retaining and overhauling the windows, removing ceilings to expose the original concrete at front and rear gives 100 a new language – and increased sense of airiness and daylight.

And the key to its commercial success – creating a separately accessed restaurant shell on ground and basement.  Pre-let to Byron Hamburgers, who went with the same stripped back finish (their house style).
